About Us
The NJM Partnership was formed in 1993 to develop and manage projects, principally in the industrial/commercial area. The principals, Nicholas J. Marino and Joseph N. Marino have had over 55 years of experience both as an attorney dealing in real estate and in the management of real estate.
Nicholas J. Marino is a licensed real estate salesperson in New Jersey and has successfully developed, leased, and managed office/warehouse complexes in the North Jersey area. Joseph N. Marino has a background in construction and manages properties. The buildings being managed by The NJM Partnership today are all leased with sound tenants who are interested in extending their lease Boradding more space. The management services provided include the full range of activities associated
with real estate, i.e. marketing, advertising, supplying maintenance, billing, and collection of rent and common area expenses, repairs and "fit out", monthly reports, and accounting. Preparation of monthly income and expense sheets; supervision of outside services such as plumbing, electrical, grounds maintenance, etc... Where authorized, we can negotiate and prepare leases. The approach to having a fully occupied building begins with the proper negotiation and a strong but fair lease. The way to keep a tenant is to keep the property well maintained, be responsive to the tenant's needs entitlements, and abide by the provisions of the lease for, both the Landlord and Tenant. The philosophy of keeping a tenant is to offer personalized service with an immediate response time. Working with tenants' changing needs and saving a tenant where possible are the foundation of good management.
